Conveyancer Contact

Your conveyancer or your notary or lawyer, We will send your offer to the conveyancer of your choice, or recommend you one.

Their role is to transfer your funds to the Seller. VERIFYING THE FINAL NUMBERS

About two weeks before the completion date, your conveyancer will schedule a meeting with you to review the Statement of Adjustments, including property tax credits, strata fee adjustments, and any applicable utility prorations.

You will be asked to prepare the down payment and remaining funds, with your deposit forming part of this total. Our office will forward the deposit to your conveyancer. Don’t worryβ€”your conveyancer will clearly advise you of the total amount required.

At that meeting, you will also sign the closing documents.

Your mortgage is not yet funded, so stay in close contact with your mortgage broker and complete any outstanding conditions.

Until financing is finalized, avoid new loans, job changes, and large cash movements, as lenders may re-verify your file before completion. Any changes could affect funding, delay completion, and expose you to legal consequences.

Please also provide your mortgage broker with your conveyancer’s contact information.

You should also start shopping for home insurance rates - often times, Lenders will require you to purchase home insurance.

DEPOSIT IS A LEGAL REQUIREMENT.

The deposit needs to be paid to β€œRoyal Pacific Realty Corp in Trust”. The amount and deadline is on pg.2 of the Contract of Purchase and Sale (CPS). Please communicate as soon as possible if any issues arise as failure to pay on time can have legal consequences.

Getting Ready

  • ENSURING PROPERTY IS MOVE-IN READY

    Before the completion date, we will confirm that all agreed-upon repairs are completed, any tenants have vacated, and the property is in the condition required under the Contract of Purchase and Sale. If something is amiss, we will need to act as soon as possible. Your options are here.

  • Completion day is when your conveyancer will exchange your funds with the Seller’s conveyancer for the title. We will call in to make sure everything is done.

    On completion, title and funds are exchanged, finalizing the transaction.

    Please notify me once the Transfer document has been accepted for registration by the Land Title Office so I can notify the listing agent to release the keys.

  • GETTING THE KEYS OFFICIALLY.

    The possession date is when you receive the keys and prorations take effect. We will:

    1. Walk through the home together, make sure everything is in order.

    2. Help you get familiar with the essentialsβ€”water shut-offs, electrical panel, and intercom set upβ€”so you feel settled right away.

    3. Reminder: Activate your insurance if you haven’t done so already.
